Host Obligations Summary

  • Confirm space is properly zoned for the tenant's intended commercial use before approving any inquiry
  • Carry property insurance on the listed space for its full replacement value
  • Ensure all building permits, occupancy certificates, and fire code compliance are current
  • Obtain host, lender, or superior property-manager consent to sublicense if required by your own lease or mortgage
  • Verify tenant's Certificate of Insurance before granting access to the space
  • Disclose any known hazards (asbestos, lead paint in pre-1978 buildings, structural issues)

Governed by Massachusetts General Laws c. 186. This creates a license to occupy, not a traditional residential lease relationship. Hosts remain responsible for compliance with all applicable local ordinances and building codes.
